Brownfields is a broad term used to describe the process of re-using a property that has typically been out of use or facing environmental issues, and get that site up to suitable standards for use in a new way, by new owners. The EPA and state sponsored programs called Brownfields Programs allow new property developers to move forward with significant changes to a property, both for intended site use, as well as aesthetics. The government agencies rely on environmental consultants to guide the process while maintaining an overview and ensuring compliance with the general and specific rules of each property-specific Brownfields Agreement (BFA).

Pyramid acts as a Registered Environmental Consultant (RFC) to provide environmental assessment and consulting for Brownfields negotiations and redevelopment. The work can be completed for property developers, although property owners can also begin the process themselves. The agreement reached with the state or EPA typically allows re-use of the property under certain Land Use Restrictions (LURs), which can usually be crafted to allow for the proposed use of the site. The Brownfields Agreement releases the new property owner or developer from liability issues related to past environmental contamination or use related problems. With property re-development, the once blighted property finds a new life in a safe and economically viable way.
